Every city has its rough and ritzy places; its hoods and its haute. 

And while we can argue about which Winnipeg neighborhood has it hardest, everyone in the city will agree: if you’re looking for the sweet life, you’re going to find it in Tuxedo, Winnipeg.

So I went to explore the six neighborhoods that make up the Tuxedo area, five of which collectively make up the richest part of the city. 

The 5 Wealthiest Neighborhoods in Winnipeg

The 5 wealthiest neighborhoods in Winnipeg are:

  1. South Tuxedo 
  2. Tuxedo Park
  3. Old Tuxedo 
  4. Heubach Park 
  5. Assiniboine Park

Their residents have a median household income of $225,673, which is almost three times the national average, and a house cost nearly four times that of the rest of the city.

The cost of living in these areas is roughly 20% higher than Winnipeg’s average. In exchange, these 5 neighborhoods get peaceful streets with only a third of the crime rate, and quality education in both public and private schools.

Tuxedo is the home of Winnipeg’s well-to-do. And while not everyone can afford to live in these neighborhoods, these suburbs are pleasant enough to warrant a nice stroll or bike ride to catch a glimpse into the life of the luxe.

South Tuxedo is Winnipeg’s wealthiest neighborhood, with roughly 85% of residents owning single-family homes. In 2023, the average household in South Tuxedo has a net worth of around $5.6 million.

The most expensive house in South Tuxedo has a selling price of $2.7 million.

South Tuxedo is also considered one of the most desirable neighborhoods in Winnipeg, characterized by its laid-back and unhurried atmosphere. The streets are generally peaceful, although some sections close to the railway line can be a bit noisy.

South Tuxedo borders Heubach Park to the East and is replete with public green spaces scattered throughout the area. Residents can easily access these green spaces from most locations in the neighborhood.

Tuxedo Park is a smaller neighborhood within Tuxedo, known for its tree-lined streets. The neighborhood has an average household value of $5.24 million.

Of the neighborhoods on this list, Tuxedo Park features some of the most “affordable” – and we use the term loosely – upper-class houses available. The average unfurnished property in Tuxedo Park currently sells for $705,000 in 2023.

The neighborhood’s namesake park in its east end has several amenities including a skating rink and tennis courts for locals to frequent during the weekends. There is also a K-4 school, École Tuxedo Park.

Tuxedo Park borders the neighborhood of Assiniboine Park to the west, placing it a short walk from the zoo and famous gardens.

Old Tuxedo is, as the name suggests, one of the oldest neighborhoods in Tuxedo. It is known for its stately Georgian homes, many of which were built in the early 1900s.

This neighborhood is located south of the Assiniboine River, which offers plenty of opportunities for outdoor activities. Residents of Old Tuxedo enjoy easy access to some of the city’s best parks and recreational areas.

In terms of education, Old Tuxedo is also home to the Gray Academy of Jewish Education and the Winnipeg Jewish Theater, allowing the community easy access to a CAIS-accredited school.

Heubach Park is considered a particularly good place to live for its proximity to Grant Ave., which puts major amenities only a couple minutes drive away.

Statistically speaking, this neighborhood is home to some of the potentially happiest families in the entire suburban area, with a divorce rate of less than 2%.

This metric is nothing to scoff at when you consider that 97% of residents in Heubach Park are married homeowners.

Assiniboine Park

Assiniboine Park – the neighborhood, not the park itself – has an average household net worth of $4.75 million dollars. It is located east of Tuxedo Golf Club and south of Assiniboine Park.

While Assiniboine Park is considered to have the “cheapest” households of the 5 wealthiest neighborhoods, it is still highly sought-after. This is largely due to its proximity to the park, but also because of its low crime rate.

In fact, this neighborhood has the lowest crime rate in the entire suburb, with only 3 reported cases of robbery from 2017 to 2021.

Given that a large percentage of the population are on-campus college residents at the Canadian Mennonite University, this metric is even more impressive than it sounds.

Speaking of which, access to CMU also contributes to the neighborhood’s desirability. This university is competitive enough, consistently ranking among the upper one-third of all colleges and universities in the country.
