The Executive Suites is located on Queen Street, which about 12 minutes away from downtown Winnipeg and about a 7-minute drive from the airport.
Though you are quite a few miles away from the bustling side of the city, one of its greatest advantages is that it is a walking distance away from Canada’s largest mall — Polo Park!
The gorgeous Assiniboine River and Assiniboine Park are also only a few minutes away from the building. So if you want to be one with nature and yet close enough to go shopping immediately after, then you found the right place to stay.
Although the neighborhood is more known for its serene ambiance, it also has several restaurants, bars, cafes, and nearby cinemas and boutique shops to choose from.
The building features 1 to 3-bedroom suites, which are relatively more spacious than the others we’ve tried on this list. We also like its modern yet cozy design, which makes you feel right at home.
Its apartments rock a fully-equipped kitchen, fully-furnished bedrooms, and a living area with a large flat-screen TV. It also comes with air conditioning and high-speed internet access.

Close to facilities
Easily one of the best places to stay in this part of Winnipeg. Close walk to the Assiniboine Park, Polo Park, bus stops, and many types of restaurants. Very close to a Safeway. Lot 6 is a luxury apartment building owned and managed by IronClad Properties. And although the company runs several properties in Canada, Lot 6 particularly caught our attention.
First off, we love how the apartment is strategically located just a few steps away from the Fort Rouge Rapid Transit Station. This makes going around the city so much easier.
We also like how the property is also close to several great spots in the city.
In fact, if you’re craving something, Lot 6 is only about a 3 to 8-minute drive away from several restaurants and bars, and if you’re more of a sweet tooth, ice cream shops.
If you want to go shopping, Grand Park Shopping Centre and Walmart are only about an 8-minute drive away from the apartment. There is also a sporting goods store and a hobby store near the area.
What’s more, Lot 6 is also close to plenty of parks, cinemas, museums, golf courses, and other entertainment places. There are also schools and hospitals that are quite easily accessible.
However, if you are more of an indoor person, no worries. The building’s apartment and community amenities have everything you need.
It has a great fitness center for those who are staying in shape, a games room with a billiard pool, and most of all a Starbucks Kiosk for all coffee lovers in the building.
We also love that you are able to bring pets into the building — as long as they’re cats and dogs, of course. The building even has a pet washing station so you don’t have to worry about clogging your bathrooms.
Its furnished apartments boast a sleek, modern design. And though the unit layouts are great, the soundproofing between floors needs a little work.
Still, it is complete with everything you need to live comfortably from an in-suite washer and dryer to a stainless stove and fridge. It even has geothermal heating, which is perfect in cold weather.
Lot 6 offers rooms as small as a studio starting at $1,108 per month to a whopping 1,140 Sq.Ft. 3-bedroom apartment for around $2,188 a month.
Although the prices are reasonable, there is one caveat for out-of-town renters. Lot 6 has only a month-to-month lease term.
If you’re planning to stay long, then Lot 6 is a great choice. However, if you are only staying for a few days, you might want to find someplace cheaper.

LXTX is a new luxury apartment building located at the center of Tuxedo Point. This 6-story tower was designed by the BLDG Architecture Office and leverages the lush greenery of the area.
Although LXTX is about 12 kilometers away from downtown Winnipeg, it’s only a 2-3 minute ride from nearby bus stops that would take you anywhere in the city.
That being said, unless it’s for work or business, you may not have to go too far from the building to find what you need. In fact, Tuxedo Point is surrounded by restaurants, bakeries, cafes, bars, and plenty of shopping malls.
If you are traveling with the kids, you will also find several amusement centers where you can do recreational activities about a 2 to 5-minute drive from the apartment.
But what we love the most about LXTX is that it is very close to many parks, especially the Assiniboine Park Zoo — one of the largest city parks in Canada.
But it’s not just the neighborhood that makes LXTX outstanding. Its community and suite amenities are also something to look forward to.
Its apartments are complete with an en-suite bathroom, an open concept kitchen, internet connection, and our favorite, floor-to-ceiling windows that let you have a great view of the city or parks outside.
The building may not have a Starbucks, but it has a fitness room, storage rooms, outdoor communal fire pits, and several parking spaces for residents and visitors.
We also like that LXTX is a pet-friendly apartment with a dedicated space for dog runs and of course, a pet wash station.
The building features spacious 1,2 and 3-bedroom apartments that are available for long and short-term stays. Yes, you can actually stay in one of these apartments for as short as 3 days.
So if you are working in the area for a project and won’t be staying for long, LXTX’s short-term lease will surely come in handy.
Compared to Lot 6, this apartment’s prices are on the expensive side of the spectrum. But you can probably chalk that up to the huge sizes of each apartment.
Its 1-bedroom apartment ranges from $98 a night for short stays or up to $1,876 a month. And a 2-bedroom will cost you about $146 per night or about $2,288 for a month.
Other than the apartment’s rental fee, we are also not a huge fan of the parking fee that LXTX charges you. This will cost you from about $100 to $175 every month.
Still, with its highly-rated onsite staff and beautiful views, LXTX is definitely a strong contender on this list.

Fort Garry Place II is one of the apartment towers that are developed and managed by Edison Properties. Built in 1988, Fort Garry Place has become one of the iconic landmarks in downtown Winnipeg.
Since it is conveniently located in the heart of the city, we love how convenient it is to access everything that Winnipeg has to offer.
Fort Garry Place II is only a few minutes away from the city’s major attractions. It is only a 5-minute drive to The Forks National Historic Site, the Oodena, and the Forks Historic Port.
The apartment is also 3-4 minutes away from the Winnipeg Railway Museum, Naval Museum of Manitoba, Children’s Museum, The Kinsmen Building, and of course, the Canadian Museum of Human Rights.
The area is also home to many bars, restaurants, boutique stores, shopping malls, parks, schools, hospitals, and recreational centers. And if you enjoy skating, the Red River Mutual Skating Trail is just 5 minutes away!
While you can fully enjoy the outside luxuries, Fort Garry Place also has a plethora of amenities that its renters can take advantage of.
It features an indoor pool, hot tub, steam room, and 24-hour convenience store, which is great if you have something you need in the middle of the night.
Fort Garry Place also has restaurants if you have sudden hunger pangs and exercise facilities for those who want to stay active.
However, its gym isn’t exactly free, which, in our opinion, is quite bizarre since most apartments on this list don’t charge their residents for such services.
One more caveat for potential renters is that the apartment has a pet-free policy. So if your pet is a member of the family, you might want to reconsider staying here.
Fort Garry Place II has plenty of available 1 to 2-bedroom apartments which start at $1,060 to $1,978 per month. However, the management also allows short-term stays for those who are only visiting the town for a couple of days.
All in all, Fort Garry Place II is an excellent place to stay and is complete with everything you need to enjoy a downtown living experience.

The Holiday Tower is a high-rise building with 25 floors located in the heart of downtown Winnipeg at Hargrave St.
Being located downtown means that you are steps away from a myriad of restaurants, bars, boutique stores, theatres, and shopping malls. And if you fancy reading, the iconic Millennium Library park is also just a 4-minute drive away.
The building features heated underground parking, guest suites, hot tubs, on-site storage facilities, convenience stores, and hair salons. We also love its beautiful rooftop deck and pool that overlooks the city.
Each of its units is complete with a fully-equipped kitchen, in-suite washer, dryer, air conditioning, telephone, internet access, and various furniture for comfortable living.
Its on-site management offers weekly housekeeping services and enterphone security systems for added safety.
Speaking of on-site management, we feel like its customer service leaves more to be desired. The management is often slow to respond to issues and not very approachable.
On the other hand, the units are also comparably smaller than the other apartments on this list. Its bachelor pad and 1-bedroom apartment are around 490 to 670 square feet only.
But because of that, Holiday Tower has one of the most affordable rates among the apartments located in the heart of the city.
Its bachelor pad and studio will cost from $809 – $908 a month only. And its 1-2 bedroom apartments range from around $908 to $1,424.

Terrific place to live
I lived here for 3.5 years and the only reason I moved was the relocation to a different province. Great management and the whole staff actually is amazing, from office to maintenance. Lynn, Brenda, Shawn, and his brother..always super nice, helpful, and efficient. And even after I moved out, they remembered I told them I might be receiving a delayed package, and later they actually emailed me that there was indeed one and asked how to proceed. No issues with the deposit either. I cannot recommend them enough! The building itself is updated (the south tower at least, not sure about the north), always sparkling clean, great laundry room. Don’t know about the other units but mine was a cute little bachelor. Affordable too especially with everything included. It’s pretty quiet and I know it depends on the neighbors (if they are loud the sound carries) but I guess I was lucky cause the majority of the time it was like I was the only one living on my floor.
